Modern appliances, whether oil, gas or
wood-fired, are much more efficient and most of the heat they
produce stays within the building. As a result, there is
often insufficient heat in the flue and condensation and
moisture will result. If there is not a water-tight liner in the
flue, this moisture will bleed through the masonry as shown in
the photos below.

Improper liner termination
These photos show the type of damage
which occurs when a liner is cemented in at the top of the chimney.
Condensation will occur at times in the space between the clay flue tile
and the metal liner. If this moisture is not allowed to vent out of the
chimney (as a proper tile cover will permit), the flue tile will absorb
it and freeze/thaw cycles will break the tile apart.
